Objective:
To provide surgical and office space in one building.
A large group of local surgeons desired to create a surgical center of excellence whereby they could control the environment and quality of care for their patients while providing state-of-the-art medical procedures with overnight recovery.
Solution:
Tegra Healthcare Properties was selected through a competitive RFP process based on our vast experience with surgical facilities and our ability to get the best financing on what was then viewed as little-known, high-risk development. Tegra worked closely with the physicians and their partners (United Surgical Partners and Catholic Healthcare West) to select the site and building design. By using creative building materials and a single-story layout, we created a facility that is functional, beautiful, and very cost-effective. This building received design awards from both the city and the local chapter of NAIOP; the surgical hospital portion was completed at total build-out cost of $190 per square foot. In addition, 40,000 square feet of office space was built adjacent to the hospital, allowing the physicians to perform surgeries within a few feet of their clinical office space. Today the facility is very successful and is beginning the first phase of expansion to accommodate growing demand.
